About the Home and Area
Here's 11.15 acres of open country on County Road 2436, about 12 miles south of downtown Sulphur Springs. No house. No barn. Just land, ready for whatever comes next.
It's a long, deep tract. The road frontage is narrow, and the land runs back about a quarter mile from the county road. That gives you room to set a homesite well off the road.
The survey was done in April 2026. Its flood note says the property does not appear to sit in a 100-year flood zone, based on the FEMA map.
Recorded deed restrictions are in place. The land is for residential use. Barndominiums are allowed. Manufactured and modular homes are allowed if they were built within the previous 10 years. You can live in an RV for up to 12 months while your permanent home is under construction. No HOA. No MUD. No PID.
The area is served by Farmers Electric Cooperative and Martin Springs WSC for water.
The land carries an open-space ag valuation on the tax roll today. Talk to the Hopkins County Appraisal District about what it takes to keep it.
Lake Fork is about 30 minutes south. If you fish, you know the name. Texas Parks and Wildlife says most of the Texas Top 50 largest bass were caught there, including the state record. It's a 27,000-acre reservoir.
And then there's the land itself. Eleven acres is room to spread out, put up a shop, plant a garden, or just sit outside at night. Check the deed restrictions first.
You don't have to drive all the way into town to eat. Reba's on Highway 154 is a bakery about 4 miles away. Como Burgers and Fries is about 5 miles away in Como. Big Smith's Bar-B-Q & Catfish sits on Highway 154 on the way into Sulphur Springs.
Downtown Sulphur Springs has a lot going on around the square. Slaughter's BBQ. Nonna Faye's Pizzeria, with pizza from a brick oven. Corner Grub House, known for catfish and a salad bar. Deep Roots Coffee on South Broadway is a coffee bar with local vendors set up inside.
For land work, the Northeast Texas Farmers Co-op on North Jackson Street has feed and farm supply. Fix & Feed Hardware on Gilmer Street covers the rest.
Sulphur Springs is the county seat of Hopkins County. Pioneers settled it as Bright Star in the late 1840s, next to more than 100 natural springs. It took the name Sulphur Springs in 1871 and sold itself as a health resort.
In 1937 the Carnation Milk Company opened a plant here. Dairy farms spread across the county, and Hopkins County became known as the Dairy Capital of Texas. The red granite courthouse on the square went up in 1895.
The city had 15,941 people in the 2020 Census.
Two big events fill up the calendar. The Hopkins County Dairy Festival runs in June. The World Champion Hopkins County Stew Contest is the fourth Saturday in October, with more than 150 cooking teams.
