About the Home and Area

3116 Crystal Way was built in 2018 by D.R. Horton in Union Square Phase 1. One story, brick, slab foundation, shingle roof.

Inside, it's 4 bedrooms and 2 full baths. The living room gets plenty of natural light and flows straight into the kitchen. It has stainless appliances, lots of cabinets and counters, and a breakfast bar. The range is electric, with a dishwasher, disposal, and built-in microwave. A separate dining room sits right next to it.

The primary bedroom has a vaulted ceiling and its own bath with dual sinks. Three more bedrooms and a laundry room round it out. Floors are laminate and carpet, with central air and heat.

The lot is about 0.13 acre, 50 feet wide and about 116 feet deep. Out back is a covered patio, a fenced yard with a brick screening wall across the back, and a sprinkler system. The two-car garage is attached.

3116 Crystal Way — The Home

Start in the neighborhood. Union Square has a neighborhood pool and common open space.

In town, City Lake Park on Live Oak Street is another local favorite. It has a walking path around the lake, a playground, picnic tables, and grills.

Want bigger water? Lake Ray Hubbard is about 18 minutes away at The Harbor in Rockwall. The lake was built in 1969 by damming the East Fork of the Trinity River. The Harbor is Rockwall's lakefront district, with music, dining, and water features. Rockwall also runs the SH-66 Boat Ramp and the Squabble Creek Mountain Bike Trails.

Local favorites come first.

Main Street Emporium Ice Cream & Coffee is in an old building downtown. Ice cream flavors you don't see at the chains, plus coffee, pastries, and goods from local makers. It's closed Sundays.

Right next door, Texas Cafe Diner does breakfast, lunch, and dinner. People talk about the biscuits and the huevos rancheros.

On Saturday mornings, the Rockwall Farmers Market sets up on the downtown Rockwall square. It runs 8 to noon, with produce, baked goods, tamales, and plants.

Two more worth a stop. Renew Coffee on Main is known for its mochas, with plenty of seats and outlets. Up SH-66 in Caddo Mills, Si Señor Tex-Mex is known for brisket enchiladas and homemade tortillas.

For the weekly run, there's Walmart on I-30 in Royse City and FRESH by Brookshire's on I-30 in Fate.

I-30 is getting wider through Rockwall County. Per Rockwall County, a major project widens I-30 and adds continuous frontage roads from SH 205 to the Hunt County line. The county expects it done in early 2028.

Royse City grew up with the railroad. Settlers came in 1885 once word got out the Missouri, Kansas and Texas line was coming. In 1886, G. B. Royse platted the townsite and sold the first lots, and the town took his name. A lot of the old brick buildings downtown are still in use.

The 2020 Census counted 13,508 people. Royse City is mostly in Rockwall County but reaches into Hunt and Collin counties. This home is on the Hunt County side, inside city limits.

Union Square is on the east side of town, off FM 2642. The HOA is mandatory and covers the neighborhood pool. Union Square is also in a public improvement district. Ask your agent for HOA and PID details.

FunFest is the big one, put on by the Royse City Chamber every October. Think art bike parade, chili cook-off, main stage entertainment, shopping, and food trucks.

Friday nights belong to the Royse City Bulldogs. They play at Royse City ISD Stadium on FM 2642, about 4 minutes from the house. The stadium opened in 2008 and seats about 8,000.

For the big leagues, Dallas is about 40 minutes down I-30.

I-30 is the road that matters here. It runs to Rockwall and Dallas to the west and Greenville to the east, and it's only a few minutes from the house.

Here's how far things are, per Google Maps on the night of October 19, 2026:
