About the Home and Area
302 Grace Lane is the first house you see when you turn into Grace Haven. It's a brand-new brick home, built in 2026 on Lot 1, the corner of Grace Lane and East College Street. The lot is half an acre, about 130 by 168 feet, per a September 2026 survey. It's landscaped, with a sprinkler system and rain gutters. There's no HOA. Deed restrictions apply, so read them before you plan anything new on the lot.
It has 2 full baths and 1,698 square feet, per the builder. It's a single-story modern farmhouse look on a slab, with a shingle roof.
Out back, a covered patio faces a fenced back yard with a wood privacy fence. The 2-car garage is attached, 24 by 22, and faces the side, so the front of the house stays clean.
Kiwanis Park on South Prairieville is in town. It's known for its big rocket slide, and it has a splash pad and picnic space.
Lake Athens is about 7 minutes away. This home is not on the water. It's a short drive to it. The lake covers 1,799 acres and is run by the Athens Municipal Water Authority, per Texas Parks and Wildlife. TPWD rates its largemouth bass fishing as excellent. The lake record bass is 14.19 pounds, and special bass regulations apply. The public boat ramp is on Marina Drive, with the Athens Boathouse Bar and Grill right beside it.
The Texas Freshwater Fisheries Center sits next to the lake. It's a TPWD hatchery and visitor center with fishing gear and bait provided and a 1.2-mile round-trip Wetlands Trail.
Breakfast first. Chely's Cafe on North Prairieville does a sausage and bacon biscuit people drive back for, plus a Texas-shaped waffle. Panadería Athens on South Palestine bakes its pastries in-house and does breakfast tacos, coffee, and cold-pressed juice. Callaway's Coffee & Bistro sits in an old house on South Prairieville with couches and a patio.
For lunch, Teeda Mae's Cafe near the square does home cooking, cafeteria style, with a menu that changes daily and a Friday fish fry. Cherry Laurel Bakery, Cafe & Catering, a few blocks off the square, is known for cakes and sandwiches.
For Mexican food and seafood, Mariscos El Rincon on North Pinkerton Street gets talked about for its fresh salsa and mole enchiladas.
Brookshire's on East Tyler Street is about 3 minutes away for groceries.
East College Street runs right past the lot, and it's a straight shot into town.

The living room is the showpiece. It's 17 by 16, with vaulted ceilings, exposed wood beams, and a floor-to-ceiling stone fireplace that burns wood. Engineered hardwood runs through the main living spaces.
The kitchen opens to it. A large center island, stone counters, custom cabinets, and a wood vent hood over the range. The range and oven are electric. A butler-style pantry sits off the kitchen.
The primary suite has its own bath with dual vanities, a walk-in tiled shower, and a freestanding soaking tub. The walk-in closet has custom built-ins and connects to the laundry room. The other bedrooms share a full hall bath.
