Cedar Creek Lake covers 32,873 acres, according to the Tarrant Regional Water District. Most of the shoreline is private, so public access matters. Tom Finley Park is a public day-use park on the lake, about 17 minutes from the house. It has an ADA boat ramp, a swimming area, picnic spots, and fishing. There's a small admission charge.
Closer to home, George Watts Memorial Park in Mabank has a walking trail and ball fields. Gun Barrel City Park on Municipal Drive has walking and bike paths, a dog park, a fishing pond, and disc golf.
Barbecue first. B4 Barbeque & Boba is about 3 minutes from the house, at the same North Third Street address as Mabank Feed. People line up before it opens for the brisket and the Texas Twinkies. Soulman's Bar-B-Que on South 3rd Street is known for its ribs.
For breakfast, Taqueria Guadalupana on South 3rd Street does breakfast tacos and burritos. The Kiss Donut Factory on Highway 198 does donuts and breakfast sandwiches.
Coffee is covered twice. Branded Bean Coffee Co is a small-town shop on West Mason Street. Velvet Grind is inside an antique store on South 3rd Street, so you can browse while you wait.
Downtown, Market Street has local shops like Market Street Nest and Elsie Mae on Market.
For the practical stuff, Brookshire's is about 7 minutes away. Atwoods and Mabank Feed carry feed, garden, and outdoor supplies.
Mabank ISD is building a new campus for grades 3 and 4 under its 2024 bond. It's between Mabank and Gun Barrel City, off Highway 198. The district's bond page says it's scheduled to open in August 2027. The same bond also covers a career and technical education addition at Mabank High School, plus additions and renovations at the junior high and upgrades at the intermediate school.
Mabank exists because of a railroad. In 1900 the Southern Pacific bypassed the old town of Lawndale by less than a mile. Two landowners, G. W. Mason and Thomas Eubank, set aside a square mile next to the tracks and named it after themselves. Mason plus Eubank. Mabank. They platted it on February 23, 1900, and the town incorporated in 1911.
The town grew after Cedar Creek Lake was finished in 1965. The 2020 Census counted 4,050 people.
This home is inside Mabank city limits. Mabank Meadows Phase 4 is an addition to the City of Mabank, and the tax record shows City of Mabank as a taxing unit. So the County Road address doesn't mean out in the country. City water and city sewer serve the home.
Every June, the Mabank Rodeo comes to the Mabank Pavilion. 2026 was the 71st year.
Friday nights belong to the Mabank Panthers. Panther Stadium is on West Mason Street, about 8 minutes from the house. The colors are green and white.
