- Ten acres, a pond, a barn, and an arena. Five minutes to town.
Ten acres of open pasture, about 5 minutes from downtown Wills Point. That's the first reason to see 1401 VZ County Road 3411. The favorite thing here is the view. Open pasture, no obstructions. The second reason is what's already built out there. A pond with a pier. A metal barn with stalls and a tack room. A riding arena. Perimeter fencing, cross fencing, and an insulated shed redone in 2026. The third is the house. A one-story brick home built in 1984 with 4 bedrooms, 3 full baths, and 1,861 square feet. The kitchen, both baths, the paint, and the floors were redone in 2023. New appliances came in 2025. Spray foam insulation went in the attic in 2026. Canton's First Monday Trade Days is about 16 minutes. Downtown Dallas is just under an hour by I-20.
