- 1.21 corner acres, 42 minutes to downtown Dallas.
1.21 acres on a corner in Shadow Lakes, a few minutes north of I-20. That's the first reason to see 1399 Canyon Lake Road. Downtown Dallas is about 42 minutes. Terrell is about 16. The second reason is the house. Brick and stone, built in 2007, with 2,507 square feet. Clerestory windows pull light into the living room. Plantation shutters cover the windows, so there's nothing to buy for them. Upstairs is a big multipurpose room with its own A/C system. The third is out back. A 20 by 18 stamped concrete patio with a pergola went in during 2025, then a lit paver stone path through the back landscaping. It's a favorite spot. Shadow Lakes has a community pool, a clubhouse, and walking and bike paths. One note: the name says lakes, but this home isn't on the water.

About the Home and Area
1399 Canyon Lake Road was built in 2007. Brick and stone, a hip roof, a slab, and an attached two-car garage. It has 2,507 square feet, two full baths, and a half bath.
Favorites here: the clerestory windows, a kitchen that's separate but open to the living room, and the plantation shutters.
The living room has a wood-burning brick fireplace, built-ins, and decorative columns. There's a formal dining room and a breakfast room. The kitchen has granite and an island.
The primary suite is 16 by 22, on the main floor. Its bath has a jetted garden tub, a separate shower, dual sinks, and a walk-in closet. Two more bedrooms are down here too. Upstairs is a 21 by 16 multipurpose room with a walk-in closet and its own A/C system.
Recent work: the upstairs A/C unit in 2024, both water heaters in 2025, and a new septic tank in 2023.

Close to home, Shadow Lakes has its own pool, walking path, and bike path.
For a big lake, Lake Tawakoni State Park is about 25 minutes north. Texas Parks and Wildlife lists Lake Tawakoni at 37,879 acres. It's known for striped and hybrid striped bass. White bass, catfish, crappie, and largemouth bass are here too.
The state park covers 376 acres of oak forest with more than five miles of lakeshore. It has a four-lane boat ramp, a fish cleaning station, nearly five miles of trails, kayak rentals, and campsites. You don't need a fishing license to fish from shore in a Texas state park.
Robertson's Ham and The Red Barn sits on I-20 a few exits east. It's a deli, jerky, and meat counter by day. Friday and Saturday nights it runs a catfish and shrimp buffet.
In town, the Bluebird Cafe on West North Commerce Street does breakfast plates, burgers, and house-made desserts. Several breakfast dishes are named after locals. It's closed Sundays.
Los Tacos de Villa on South 5th Street is the taco stop. People come for the tortas, the breakfast burritos, and the birria.
For coffee, The Pony Expresso on Houston Street opens at 5:30 AM Monday through Saturday.
Brookshire's on West South Commerce Street covers the grocery run.

In Wills Point, the Business Park covers 188 acres on US-80, about a mile east of downtown. The Wills Point Economic Development Corporation says it has helped create more than 600 new jobs since 1991.
The home is in Wills Point ISD, so Friday nights in the fall belong to the Wills Point Tigers. For the big leagues, downtown Dallas is about 42 minutes west on I-20.
The lot is 1.21 acres, per the county tax record, on the corner of Canyon Lake Road and Deerfield Drive. The yard is landscaped with an automatic sprinkler system.
Out back is a favorite spot. A 20 by 18 stamped concrete patio with a pergola went in during 2025. So did a lit paver stone path through the back landscaping.
The home is in Shadow Lakes, a Kaufman County subdivision with a Wills Point address, outside any city limits. The property owners association is mandatory. Per the MLS, owners get a community pool, a clubhouse, a playground, walking and bike paths, and a park. The street names say lake, but this home isn't on the water.
Water is College Mound Water Supply Corporation. Electric is Trinity Valley Electric Cooperative. Sewer is an on-site septic system. Internet is AT&T. There's no gas.

The address says Wills Point, and that's the town you'll use. Wills Point grew up with the Texas and Pacific Railway, which laid track through in 1873. On July 21, 1884, it became the first community in Van Zandt County to incorporate. The 2020 Census counted 3,747 people.
It's known as the Bluebird Capital of Texas and the Gateway to Tawakoni. The founder's original log cabin, the Wills Cabin, still stands in Bruce Park.
Every spring, the Wills Point Chamber of Commerce throws the Bluebird Jamboree in historic downtown. The 2026 Jamboree ran April 11 with local art and crafts, live music, food vendors, and guided history walks.
Shadow Lakes sits west of town, just inside Kaufman County. Terrell is close on the other side.
