Water comes from Texas Water Utilities, and the property is not in a MUD. Sewer is a new on-site septic system.

Carolynn Estates has its own boat ramp, a park with a fishing pier, and a community center with a playground. That's lake access without leaving the gate.

Cedar Creek Lake covers 32,873 acres, according to the Tarrant Regional Water District. Most of the shoreline is private, so a community ramp matters. The POA describes the neighborhood as a nature preserve because of the deer, fox, and armadillos people see.

Want a smaller lake? Purtis Creek State Park is about 23 minutes north. Its 355-acre lake is idle-only with no wake, and the park calls it a bass fishing destination. You don't need a fishing license inside the park. There are kayak rentals, campsites, and the 4.1-mile Wolfpen Hike and Bike Trail.

Barbecue is covered two ways. Vicky's Bar-B-Q is a hometown joint on Highway 198, about 13 minutes away. Regulars talk about the hot link sandwich and the cowboy beans. Dubbs Smoke Pit in Eustace is a small spot with covered patio seating, known for brisket, ribs, and jalapeno creamed corn.

For Tex-Mex, Nieto's Mexican Restaurant in Malakoff is locally run, and people drive in for the salsa. Caney City Tacos on Highway 198 is the closest food to the house. Quesabirria, breakfast burritos, and a drive-up window.

Coffee: Velvet Grind in Mabank sits inside an antique store, so you can browse while you wait.

Something sweet: Sugar Rush in Gun Barrel City does ice cream, milkshakes, and cookies.

For the weekly run, Walmart Supercenter in Gun Barrel City is about 20 minutes. Brookshire's is in Mabank.

The mailing address says Mabank. The home itself sits outside any city limits, in unincorporated Henderson County, on the southeast side of Cedar Creek Lake. The tax record lists Henderson County, Malakoff ISD, Trinity Valley Community College, and Emergency Services District 2. No city.

Carolynn Estates is gated, with a mandatory property owners association and deed restrictions. Ask for a copy of the restrictions before writing an offer.

Three small towns are within about 20 minutes. Gun Barrel City has the big stores and the ER. Mabank got its name in 1900, when landowners G. W. Mason and Thomas Eubank put their names together. Malakoff, home of the school district, was named after a Russian fort from the Crimean War. Lignite mines ran there from 1912 until 1945. In 1929 a carved prehistoric stone head turned up in a Malakoff gravel pit. It's known as the Malakoff Man.

Friday nights in this district belong to the Malakoff Tigers. Tiger Stadium is at Malakoff High School, about 12 minutes from the house.

In June, the Mabank Rodeo fills the Mabank Pavilion. 2026 was the 71st year, and there's a rodeo parade too.

For the big leagues, the Dallas pro teams are a little over an hour up US-175.

Highway 198 is the main road north to Gun Barrel City and Mabank, and south to Malakoff. US-175 is the run to Dallas.

For work close to home, Athens is the nearest bigger job center. The Athens Economic Development Corporation says more than 900 people there work in biomedical research and manufacturing. The City of Athens names Biomerics FMI and Argon Medical among the companies that have grown there.
