The town runs two boat ramps for its residents, plus a swimming pool, a playground, and a ball field. The second reason is the build. 4 bedrooms, 3 full baths, and 2,250 square feet on one level. Brick and stone outside. Vaulted ceilings and a stone fireplace inside. The kitchen has quartz, a big island, a barn sink, a pot filler, and a hidden pantry. The third is the back porch. The covered patio has its own outdoor fireplace. It sits on a corner lot with no HOA. Barbecue, Tex-Mex, and boat rentals are about 5 minutes away on Highway 198. Athens is about 30 minutes.

Cedar Creek Lake covers 32,873 acres, according to the Tarrant Regional Water District, which owns it. Bass, crappie, and catfish are the main catch. Most of the shoreline is private, so how you get on the water matters.

Here, the town handles that. Enchanted Oaks runs two boat ramps, an East and a West launch, for its residents. Ramp keys are sold at Town Hall, one per household. Golf carts are allowed on town streets with the right lights and a slow-moving sign.

The town also has a swimming pool that opens Memorial Day weekend and closes after Labor Day. There's a playground by the pool and a baseball and soccer field near the municipal building.

No boat yet? Cedar Creek Boat Rental & Scooter's Ship Store, about 5 minutes away on Highway 198, rents boats and runs sunset cruises.

The closest food is a quick hop up Highway 198, about 5 minutes away.

Vicky's Bar-B-Q is a hometown barbecue spot. People talk about the hot link sandwich and the cowboy beans. Don Juan's Romantic Mexican Food is right there too, and Taco Thursday is a regular thing.

Sharkie's Truck Yard has a couple of food trucks and lake views. The Yummy Bus serves gyros and falafel. Sharkies Smash Burgers does burgers made from scratch.

In Eustace, about 17 minutes, Dubbs Smoke Pit draws a crowd for brisket and jalapeno creamed corn. For coffee and loaded teas, Chaotic Blends in Seven Points is about 19 minutes.

The kitchen was built to be the center of the house. Quartz counters. A large island. A barn sink with a pot filler over the range. Custom cabinets. And a hidden pantry, tucked out of sight.

There's an eat-in area plus a dining area, and the whole space opens to the living room. The range is electric and a dishwasher is included.

Then there's the patio. It's covered, and it has its own outdoor fireplace. That's the second fireplace in the house. Step out through the sliding doors and you're there.
